Description
The site has an area of 166,080 sq. m with a 450 m long
beach. The area has a very mountainous topography and it
is covered by forest and shrubs. The plot has a rectangular
shape and is covered with bushes and greenery typical for
Mediterranean climate.
The area is characterised by wild nature, stunning views
and scenery and clean seas.
General conditions for the entire complex are as follows:
• – Density index is max 40%, with the maximum for villas on parcels exceeding 1,000 sq.
m – 30%; for basic facilities of tourist resorts – 25%; and for the hotel – 20%.
• – Building coefficient is 0.8.
With regard to the urbanistic parameters defined under Local Study of Location,
the site could support a touristic complex totaling app. 82,832 sq. m of GBA with
total 818 units. The majority of this area would be used as villas, apartments and
commercial area:

Convenient transport and pedestrians traffic connections take a significant part
in comfortable living. The territory is reached by the road from west side and
using water transport from north side. Automobile entrances to housing area are
located in the northern part of plots from the new serpentine driveway. Car Waterfront parking lots are located along the main road which separates living and
leisure zones. Both zones are connected with multiple passenger routes, thus low
speed limit is necessary in the territory. Car entry (for service only) to the passage
is in front of water taxi pier and between the marketplace and the hotel site.
Walkways are parallel to the street and along the shore – passage which is accessible through stairs and ramps. The passage is the main pedestrian traffic axis
in whole territory. In case of further urban expansion to both neighboring plots in
east and west passage has an open possibility to be extended.
